The Workplaces department of Globalworth Poland prepares almost 54,000 sqm of fit out space in 2022

The Workplaces team, which mainly specialises in architectural consultancy and preparing turnkey finished offices, has had an impressive year. In 2022, the specialist team completed a total of 53,700 sqm of fit out projects, in contracts worth over EUR 20 mln.

The changes to the office market caused by the pandemic have resulted in more companies seeking out a professional partner for their fit-out projects. They are led above all by the desire to cut costs while at the same time pursuing their development plans. Globalworth’s response to these needs has been to create its Workplaces department to offer comprehensive office interior design services within the buildings of its own portfolio.
The goal of the Workplaces department is to effectively lead the tenant through the fit out process. Our team of experienced professionals follows a Design and Build process to deliver projects in a meticulous and professional manner starting with an analysis of the space, the design of a concept for the interior and the planning of the cost & project management, before ending with the finishing work and the furnishing. All of this is done to reduce the burden on the tenant as much as possible. This directly results in increasing interest in leasing space.
One of the most impressive office space refurbishments in Warsaw carried out last year by Globalworth Poland's Workplaces department was a 13,000 sqm interior design for Uniqa in the Warsaw Trade Tower office building. This project won the main prize this year for the Best Interior Concept at the CIJ Awards Poland.
The companies that worked with Globalworth on fit-out projects in 2022 included MSD (5,000 sqm) and Kakadu Zoo (1,600 sqm) in the Warsaw Trade Tower, Jacobs (1,400 sqm) and ASB (1,900 sqm) in the Skylight building as well as Deloitte (1,200 sqm) in Wrocław's Renoma building. One of the largest developments in the Katowice office space market was a project for an industrial automation company (18,000 sq. m.) at A4 Business Park. In Katowice was also the location of the Getin Noble Bank office project (1,900 sqm) in Silesia Star. In Kraków, the Globalworth team created new offices for Genuine Parts Company (1,500 sqm) and Alten (1,400 sqm) in the Lubicz Park office building. The Workplaces department also designed nearly 1,700 sqm of office space for PGS Software in the Tryton Business House in Gdańsk last year.

Our tenants come from a wide variety of backgrounds, industries and organisational cultures and they often have different ideas about how to organise work, both for the team and for the individual. That is why, in the Workplaces team, we always approach how we meet such expectations by focusing on understanding their needs and advising them on the best solutions. Like an experienced tailor, we want to take as many precise measurements as possible. For some tenants, we draw up a dozen or so variations in several different buildings to best reflect how they do business and organise their offices. In many cases, we will take on everything ourselves to ease the burden on the tenant and complete their new office within a few weeks of their decision. I think this flexibility helps many companies choose Globalworth's office buildings, as well as the full range of services we offer, both during the development and after the sale. We have achieved this result thanks to the trust of our tenants and the synchronized work of our Workplaces, Asset Management & Leasing and Property Management teams, and we can already say that we have about 30,000 sqm of further new space in development, and this is just the beginning."

says Krystian Chrobok, The Technical Director Central & Northern Poland, at Globalworth.
